Selling up a Home and Income
Last January a past client called Pip and I over for a glass of wine to celebrate the New Year. Only they had some not so good news. Their circumstances have changed and they just can’t keep the big house with its pool and flat for extra income. They need to trade down to a smaller single level home. And the big house has to go. Now.
The question was, “What do we need to do to sell? How do we get the best price? What renovations shall we do? How do we get the presentation right?”
This is a question many sellers ask and it’s not always an easy one to answer.
It’s easy to spend a lot of money and not always get it back. Often the best answer is to leave it as is and promote the property really well.
Certainly making structural alterations and carrying out major renovations is very risky. You may not get your money back and often, in the time it takes, the market changes and an opportunity is missed.
But a little bit of paint and paper, with attention to basic maintenance, a spring clean and some clever presentation can make a huge difference. After all if you want a great result, you need to make your property stand out above the rest.
So we made a plan, to get the house ready for the market.
1 Get a building report.
2 Carry out any maintenance that is required by the builder report.
3 Update the building report. Now we can be confident that the home is in shipshape.
4 Have the exterior professionally painted.
5 Replace the sun-damaged carpet.
6 Repaint interior where necessary.
7 Clean,clean,clean!
8 Tidy up the garden.
And then, once it was completed and looking great, we put together a great marketing plan to get 26 Tenbless Court SOLD, and find another smaller, single level home.
