Built on the highest point in a quiet cul-de-sac, the home has good elevation, and an abundance of windows to make the most of the views over the neighbourhood, with snatches of Rangitoto and the shipping channel. A new kitchen was installed a few years back – modern and functional, with a breakfast bar for casual meals and underfloor heating to keep you cosy on winter mornings. The spacious lounge and formal dining area is semi-separate – an elegant room with a leafy outlook. Positioned for sun and blissful privacy, the deck is favourite spot to sit and relax with a coffee or a wine, surrounded by fragrant blossoms, playful birdlife and gracious trees – delightful at any time of year.
Lots of original 60s features remain for aficionados: wrought iron balustrades on the stairs and front deck; pelmets in the living rooms. The main bathroom set-up is the quirky, original three-piece version, with separate toilet, shower room, bath and vanity room – ideal for a busy-morning family. All four bedrooms are generous doubles.
The quality and presentation of this solid home is a real tribute to its owners and stands pretty much as it was built. It has been well-maintained, and is enriched with happy family stories. But, now there’s just the two of them, it’s time to move on and let another family build their life here. You might just be the lucky one!

Auction on Sunday 7th October 2012 at 3pm (On site)
Bigger than your average unit, 2/8 Brook Street is a deceased estate to be sold at auction on 18 October @ 7pm.
Spacious open plan living, 2 good sized double bedrooms, and internal access single garage – it’s all looking a bit rundown and shabby and could do with a complete makeover. It has exclusive use areas for gardens and outdoor living, part of which is fenced, and there’s plenty you could do to further enhance the exterior. Very handy to Smale’s Farm and bus station, Nth Shore hospital and all the health practitioners on Shakespeare Rd. There’s even a dairy at the corner.

Once this property came to the market a watertightness inspection uncovered 3 spots requiring attention as there was leaking evident. At auction a local builder bought the property with the intention of recladding it.
This one is a bit of a flawed beauty. It’s immaculate, but a building report has identified some issues. Sort them out and the living will be easy. Buy it and you’ll make some money. Well maintained, this flawed beauty must be sold. Nervous but determined vendors are resolved to move on. Make it your new project and reap the rewards.
This home looks absolutely fine and I am sure the problems are minor, but you must check for yourslves. We’ve got the LIM report from the North Shore City Council, there is a Code Compliance Certificate, no problems here. We’ve had a watertightness report done by Robert Visser, take a look, but remember the vendors want to move on and this is an unconditional contract.
This home has an easy flow from open plan living to the deck and low maintenance garden, good double bedrooms upstairs and modern bathrooms. It is perfectly located right by Smales Farm, the hospital and the North Shore’s best schools; in Milford, on the flat. It is absolutely amazing how convenient, the hospital, and five schools are within walking distance.
Here is the Watertightness Report.
Lim Report is available with CCC.

]]>52 Penzance Road, Mairangi Bay:
You know I love do ups and this is a classic. Many will love it for what it is – a big 60′s family home on a full site with a neat pool and just minutes from Rangitoto College and Mairangi Bay. It’s a great investment whichever way you look at it. Buy and hold as it is – there’s a great market for family renters in Mairangi Bay. Buy it and move in – there won’t be a cheaper family home this big in this suburb. Or secure a superb do up, it’s very difficult to overcapitalise in one of the best suburbs on the North Shore of Auckland. Interested? read on or flick straight to the property website for more information and supporting documents!
It’s a vintage 1960s home, built of iconic concrete block and cedar weatherboard, which has undergone extensive renovations in the early 80s to accommodate the owner’s growing family. Another storey has been added, along with a more modern skin over the original cladding. Thirty years on, vacant and looking somewhat forlorn, this substantial home is ripe for a complete overhaul. This is where you, the discerning home buyer and astute investor, comes in. This is a major makeover opportunity for those needing a grand family home that’s not only within the prized Rangitoto College Zone, but also walking distance to Mairangi Bay beach and village.
The ground floor is somewhat of a blank canvas, with plenty of room for cars, games and hobbies, as well as a bathroom that’s handy to the in-ground, saltwater pool. The four double bedrooms are located on the first floor, along with a spacious family bathroom and master ensuite, while the upper floor, with its wonderful vista across the neighbourhood and out to sea, has a huge lounge, dining room and kitchen, as well as a guest toilet. All this is set on a level section of 675 square metres, still with many of the original fruit trees in place, and well-established specimen trees and shrubs.
This exciting property is to be auctioned at the end of the month, and you can be assured our absentee owner is very committed to getting a sale on the day, if not before. Don’t miss out, call Tony today on 0800 61 8888, or check out the website at www.harcourts.co.nz/penzance.
